This is a fully remote opening. The Associe Real Este Counsel is an integral member of our Mission Pet Healths Legal & Compliance team and will provide legal, business, and stregic support on real este, lease administrion, facilities, construction, and reled operional mters. This role will support Mission Pet Healths nional portfolio of veterinary hospitals by drafting, reviewing, and negotiing commercial real este documents; assisting with landlord and property-reled disputes; supporting lease administrion processes; and partnering closely with internal stakeholders across Legal & Compliance, Real Este Facilities, Operions, Finance and hospital leadership.

ROLE SPECIFIC ACTIVITIES

  • Draft, review, revise and negotie commercial real este documents, including letters of intent, leases, lease amendments, renewals, assignments, subleases, license agreements, estoppels, SDNAs, easements, declarions, restrictive covenants, access agreements, terminion agreements, and other real este-reled documents.
  • Support legal review and negotiion of design, construction, architectural, engineering, vendor facilities, maintenance, and other property-reled agreements.
  • Provide legal and business support for Missions nional real este portfolio, including new hospital openings, relocions, expansions, renewals, remodels, closures, dispositions, and other stregic portfolio initiives.
  • Assist with legal review and analysis of title, survey, environmental, zoning, use restriction, landlord work, tenant improvement, opering covenant, exclusivity, assignment, insurance, and other real este diligence mters.
  • Identify and assess legal and business risks in real este transactions and recommend practical, business-oriented solutions.
  • Partner with internal stakeholders, including Legal & Compliance, Real Este, Facilities Maintenance, Operions, Finance, and hospital leadership, to support real este and lease-reled decision-making.
  • Assist with legal oversight, guidance, and support for the Lease Administrion team, including lease interpretion, issue escalion, process development, temple development, and critical de management, lease compliance, document organizion, and internal reporting.
  • Advise on lease administrion, enforcement, and landlord-tenant mters, including landlord defaults, tenant rights, maintenance obligions, opering expense disputes, repair obligions, access issues, signage rights, exclusivity/use issues, casualty, condemnion, and reled disputes.
  • Draft and review landlord communicions, notices, demand letters, default notes, consent requests, approval requests, and other real este-reled correspondence.
  • Support resolution of landlord disputes and property-reled operional issues in coordinion with Facilities, Operions, Finance, Lease Administrion, and outside counsel, as needed.
  • Assist in managing outside counsel on real este, lease, construction, dispute, and other property-reled mters, including coordining internal input and reviewing work product.
  • Assist with maintaining and improving legal temples, playbooks, workflows, checklists, approval processes, and other resources reled to leasing, leasing administrion, construction, and real este mters.
  • Provide practical, responsive, and service-oriented legal support to internal business partners while protecting Missions legal and business interests.
  • Perform other reled duties and special projects as assigned.
  • Juris Doctore from an accredited law school
  • Active license to practice law and in good standing in least one (1) U.S. jurisdiction
  • 2-5 years of relevant legal experience, preferably including experience in commercial real este, commercial leasing, construction, corpore transactions, or in-house legal support.
  • Strong academic credentials and training from a nionally recognized law firm, sophisticed regional law firm, in-house legal department, or comparable high-performing legal environment.
  • Experience drafting, reviewing, and negotiing commercial leases, lease amendments, SNDAs, estoppels, construction agreements, and other real este-reled documents.
  • Experience with real este diligence, including title, survey, zoning, environmental, and use restriction review.
  • Experience working cross-functionally with lease administrion, facilities, real este, finance, operions, construction, or other business teams preferred.
  • Excellent tention to detail, organizion, communicion and interpersonal skills.
  • Ability to manage and prioritize multiple projects, transactions, deadlines, and stakeholders with approprie urgency.
  • Ability to work both independently and collaborively in a fast-moving dynamic, and growing organizion.
  • Experience working with Microsoft Office Suite, including Word, Excel, Teams, PowerPoint, and Outlook, and ability to learn lease administrion, contract management, document management, property management, and project management systems
