We are currently representing a firm in Louisville, Kentucky, that is looking for a Commercial Real Estate Paralegal to join their growing team. In this role, you will oversee the entire closing process, draft and review essential legal documents, and act as a primary liaison between all stakeholders to ensure smooth property transfers. The successful applicant will be adept at conducting thorough title searches, navigating complex escrow issues, and managing strict filing timelines with high levels of accuracy and professionalism. Ultimately, this position is vital to optimizing settlement operations and supporting the firm’s transactional department. This position is a full-time permanent opportunity offering a competitive base salary and benefits package.

salary: $55,000 - $65,000 per year

Responsibilities

  • Title Examination: Conduct thorough searches via Jefferson County Clerk systems to identify and resolve liens, easements, or encumbrances.

  • Closing Documentation: Draft and finalize deed transfers, Kentucky-specific mortgages, and ALTA/CD settlement statements.

  • Fund Management: Coordinate earnest money and closing funds in strict compliance with the Kentucky Good Funds Act .

  • Due Diligence: Review surveys, zoning reports, and Phase I/II environmental assessments for commercial and industrial projects.

  • Stakeholder Liaison: Serve as the primary contact for local lenders, agents, and surveyors to ensure seamless closing timelines.

  • Recording & Filing: Manage physical and electronic filings with the County Clerk to ensure the timely perfection of liens.

  • Corporate Support: Prepare Kentucky LLC formation documents and operating agreements for real estate investors.

  • Lease Administration: Draft commercial lease agreements and estoppel certificates for local retail, office, and industrial assets.
