Real Estate Paralegal Job Description General Summary: The Real Estate Paralegal prepares various real estate documents and provides real estate support functions with general oversight. The Real Estate Paralegal is knowledgeable with respect to the company Stores and required real estate functions. This position is responsible for preparing documents, conducting research, organizing information and managing projects under the supervision of attorneys. The Real Estate Paralegal may also assist attorneys in purchasing sites for new stores. The Real Estate Paralegal must conduct adequate due diligence, which requires direct contact with internal and external business partners. Responsibilities for this position may include reviewing title insurance reports, surveys and preparing easement agreements and other documents that relate to properties that Stores may purchase. They must also respond to disputes and provide support to counsel on issues that arise from landlords, contractors and co-tenants. The Real Estate Paralegal is responsible for embracing the company's store-centric commitment to customers, customer service and sales. Principal Duties & Responsibilities: 1. Prepare the initial drafts of leases, amendments, easement agreements, purchase agreements and other real estate documents. This includes: 1) reviewing and assimilating the information provided by the Real Estate Department, 2) determining the documents needed and the matters that need to be addressed in those documents, 3) identifying missing and ambiguous information and taking appropriate steps to gather the missing information and clarify ambiguities, 4) drafting the appropriate documents, and 5) coordinating the preparation, review and approval of document exhibits and attaching document exhibits as necessary. 2. Negotiate and draft leases and ancillary documents. This requires: 1) identifying the issues raised by concepts and language proposed by landlords and landlords' attorneys (even when the issues are subtle or multifaceted), 2) understanding the reasons behind the concepts or language proposed by landlords and landlords' attorneys, 3) knowing how the proposed concepts or language will or could affect the company Stores, 4) responding appropriately to the proposed concept or language (which often requires a cogent explanation as to why the proposed concept or language is not appropriate as well as presentation of alternative concepts or language), and 5) drafting language that clearly and accurately represents the agreement reached during negotiations. 3. Assist attorneys in purchasing sites for new stores. 4. Review title reports and surveys, which includes: coordinating the receipt and review of title commitments and surveys and assisting in the resolution of any title and survey matters. 5. Handle a variety of issues and disputes while providing support to inside and outside counsel. The disputes may come from landlords, contractors, co-tenants or others. This responsibility requires: 1) obtaining, reviewing and assimilating information from persons inside and outside the company, and 2) analyzing conflicting positions and information to determine actual facts, events or sequences of events. 6. Attend Regional Real Estate meetings to deliver updates on deals. 7. Other job-related duties as assigned. Job Requirements Experience: Five (5) years of related work experience. Technical Skills: Must be proficient in all Microsoft Office products including Word, Excel and PowerPoint. Other Skills: Must communicate effectively, verbally and in writing. Must be a self-starter and able to work independently with minimal direction. Must exhibit exceptional decision making and problem solving abilities. Must be able to prioritize and manage multiple assignments and meet tight deadlines in a fast paced environment. Must exhibit high attention to detail.
